Service Fee Policy
To support the operation of the Renterlyst platform—including technology maintenance, secure payment processing, contract lifecycle management, screening, and transaction facilitation—we charge a variety of service fees throughout the rent-to-own journey. These fees ensure that both landlords and tenant-buyers receive a streamlined, transparent, and secure experience from application to closing.
Service Fee Policy
To support the operation of the Renterlyst platform—including technology maintenance, secure payment processing, contract lifecycle management, screening, and transaction facilitation—we charge a variety of service fees throughout the rent-to-own journey. These fees ensure that both landlords and tenant-buyers receive a streamlined, transparent, and secure experience from application to closing.
Renterlyst uses a combination of flat and percentage-based fees, depending on the stage of the rent-to-own transaction.
1. Application & Screening Fees
Application Fee: $50 per application (non-refundable).
Screening Fee: $50 for each additional applicant (e.g., co-applicant, spouse, or roommate). This fee is also non-refundable.
These fees cover credit, background, and identity verification services. They are collected at the time of application submission.
Applicants will not be charged application fees again if their application does not get approved. The initial application can be used for multiple listings. A completed application is valid for a full 30 calendar days upon which a new application will need to be submitted to ensure that credit, background, and verification processes are up to date.
2. Renterlyst Service Charge (Finder’s Fee)
Renterlyst charges a flat service charge of $500 on the first month’s rent when a lease is signed.
This is not a commission, but a service charge for the use of the marketplace of tenant-buyers and landlord-sellers and facilitating rent-to-own lease execution.
If the tenant is represented by a licensed agent, this fee can be used to pay the agent. On such occasions, we will disburse the funds to the tenant.
3. Administrative & Technology Fees for Rent Payments
Renterlyst charges a flat $25 administrative and technology fee on monthly rent payments securely through the platform.
These fees support payment infrastructure, automated reminders, ledger management, and secure storage of transaction history.
4. Payment Processing Fees
Depending on the payment method selected, there may be payment processing fees that apply.
These payment processing fees are separate charges and are clearly listed upon making a payment.
These fees originate with the Third-Party Payment Processor.
5. Success Fee (Closing Service Fee)
If a rent-to-own transaction results in a successful home sale, Renterlyst charges a Closing Service Fee of 0.5% to 1.5% of the final purchase price. This success-based fee reflects the long-term value Renterlyst provides in guiding parties from initial listing to ownership.
Factors that determine the exact fee include:
The extent of Renterlyst’s involvement in facilitating the original match between the landlord and tenant.
Whether licensed agents are involved and their commission amounts.
The final sale price of the home.
In most cases, Renterlyst will adjust the service fee to avoid excessive overlap with agent commissions and to maximize earnings for landlord-sellers.
This fee is collected at closing and disclosed well in advance to all parties.
6. Local Tax Considerations
Where applicable, a lease transaction may incur taxes based on local regulations. All fees shown on the platform exclude applicable taxes unless stated otherwise.
Fee Changes and Policy Updates
Renterlyst reserves the right to adjust its service fees at any time. Changes will be communicated in accordance with our Terms of Service and will never apply retroactively to existing transactions or agreements.
