Whether you're a landlord, tenant-buyer, or real estate agent, we’re committed to handling your data with transparency and care. This policy explains the types of data we collect, the purposes behind our data practices, your privacy rights, and how you can manage your information with us.

Renterlyst Privacy Policy

Renterlyst, Inc. (“Renterlyst,” “we,” “us,” or “our”) respects the privacy rights and concerns of all users of the website where this Privacy Policy is posted (the “Platform”) and other services made available by Renterlyst (collectively with the Website and features, the “Platform”). This Privacy Policy informs visitors to the Platform and users of the Service how we use and protect the information we collect. By accessing or using the Service, you agree to our Terms of Service and consent to Renterlyst’s collection, use, storage, deletion, and disclosure of your information as described in this Privacy Policy.

This Privacy Policy applies only to information collected through the Platform and not to other websites or third parties that may be accessible via the Platform, which may have their own data collection and use practices.

Capitalized terms used, but not defined in this Privacy Policy shall have the meanings provided in our Terms of Service .

Scope of Use and Representation

When accessing the Platform as an employee, owner, director, officer, or contractor of a company, partnership, nonprofit, or other entity, you represent that you are doing so on behalf of that entity and using the Platform in that capacity. Your use and communications with us (on or off the Platform) are governed by this Privacy Policy.

Please note: this Privacy Policy does not govern information that Renterlyst processes on behalf of clients (e.g., property managers, landlords, or real estate professionals). That information is governed by client-specific agreements. For more on this, see the section “Information from Our Clients” below.

If you have any questions or wish to exercise your rights and choices, please contact us as set out in the “Contact Us” section. If you are a resident of California, Colorado, Connecticut, Nevada, Utah, Virginia, or other states with applicable laws, you may have additional privacy rights outlined in the relevant sections of this policy.

1. Information We Collect

Types of Information We Collect

When you interact with the Platform—such as creating an account, submitting an application, requesting a rent-to-own estimate, contacting us, or syncing data—we may collect the following personal information:

General:

  • First and last name

  • Email address

  • Phone number

  • Mailing address

  • Account name and password

  • IP address

  • Uploaded documents, files, or images (e.g., forms of ID, etc)

  • Location data (approximate and precise)

If you are a landlord, seller, real estate agent or property manager:

  • Name and property address

  • Driver's License, ID, or any other photo-ID

  • Property details, pricing, and listing status

  • Verification of Property ownership (title, tax bill, deed, mortgage statement, or homeowner's insurance)

  • Agent information may include:

    • Title, business contact information

    • Active Real Estate License

    • Contract with Landlord-Seller or Tenant-Buyer

If you are a tenant-buyer (or prospect/applicant):

  • Credit score and financial information

  • Criminal and eviction history

  • Residence history (addresses, dates, landlords, rent paid)

  • Employment details (employer, income, position)

  • Identification documents (e.g., driver's license)

  • Date of birth

  • Billing and payment info

  • Agent information

  • Pet and occupancy details

  • Application status

  • Emergency contact and references

  • Uploaded lease or application files

If you apply for a job at Renterlyst:

  • Name, contact, and identity details

  • Employment and education background

  • Any information provided in resumes or interviews

  • Social Security Number or other ID numbers (if applicable)

Referral Information:
If you refer someone to Renterlyst, we may collect:

  • Their name, phone number, and email address

  • We may use this info to send referral invitations and track referral participation. We will not send marketing emails unless they create an account or give consent.

Please ensure that any referrals or contacts you provide are U.S.-based and that you have their permission to share their details with us.

Voluntary Submissions:
Any information you voluntarily provide—through contact forms, email, chat, or other communication tools—may be collected. We ask you not to share sensitive or prohibited content (e.g., discriminatory or unlawful info). Chat interactions may be conducted via chatbot or live agent and may be recorded for quality assurance and training purposes.

Information We Automatically Collect

We also collect data automatically when you use the Platform, including:

  • Usage data (e.g., pages visited, time on page, click behavior)

  • Device/browser type and operating system

  • Language, IP address, and general or precise location

  • Email and marketing engagement (e.g., open rates)

  • Referring and exit pages

  • Interactions with rental listings, applications, and forms

  • Diagnostic data for performance and error analysis

This helps us tailor your user experience and improve our platform features, listings suggestions, and marketing efforts.

Information from Other Sources

We may supplement information we collect from:

  • Data brokers

  • Social media platforms you interact with

  • Publicly available databases

  • Marketing or co-branded partners

  • Credit agencies, banks, and collections

  • Real estate professionals including landlords, agents, and property management companies

Information From Our Clients

Renterlyst serves landlords, property sellers, agents, and property management firms who use our platform to initiate and manage applications, communication, and Rent to Own Lease transactions. In doing so, we may collect data on their behalf, including:

  • Contact and demographic details

  • Employment and background info

  • Uploaded documents and location data

This “Client Data” is governed by our Platform agreements with those clients—not this Privacy Policy. We recommend reviewing the privacy practices of those clients for more information. If permitted, we may process Client Data for Renterlyst's internal purposes, in accordance with this Privacy Policy.

Third-Party Privacy Policies

The Platform may contain links or integrate with third-party Platforms (e.g., calendar syncing, payment processors). When you engage with these Platforms, your information is governed by their terms and privacy policies—not Renterlyst’s. We encourage you to review the privacy policies of third-party providers before submitting information.

2. How We Use Your Information

We use the collected information to:

  • Operate, manage, and improve the Platform

  • Create, manage, and secure your account

  • Process rent-to-own applications and related requests

  • Facilitate communication between tenant-buyers and landlord-sellers

  • Authorize background and credit checks

  • Send notifications, security alerts, policy updates, and Platform messages

  • Prevent fraud and harmful activity

  • Provide customer support and resolve issues

  • Personalize your experience (e.g., recommend listings, calculate approval probability, etc.)

  • Conduct research and train predictive AI models

  • Develop insights about buyer and renter behavior

  • Market relevant Platforms or listings

  • Provide optional Platforms like reminders or suggestions for next steps

  • Meet legal and regulatory obligations

  • Train internal tools for future platform development

  • Fulfill other business purposes at your direction or with your consent

We may also de-identify or aggregate your information to analyze trends, improve Platforms, and create data insights that do not personally identify you.

Except as described in this Privacy Policy or with your explicit consent, we do not share your personal information outside of our team, our affiliated entities, and our authorized Platform providers.

3. Tracking Technologies & Data Analytics

Do Not Track

In 2010, the US Federal Trade Commission issued a privacy report challenging internet browsers to provide a "do not track" feature. Also called DNT, this feature allows consumers to avoid having their online actions monitored. Apple, Microsoft, Mozilla, Google and eventually all others responded with a DNT user setting, allowing consumers to keep their browsing data private. Merchants and businesses must let their users know whether or not they respond to their DNT requests.

Renterlyst does not honor the request of “Do Not Track” signals sent by your browser when you visit the Site or use our app. For more information on “Do Not Track,” visit https://www.eff.org/issues/do-not-track.

Analytics

We use third-party analytics providers to understand how visitors interact with the Site and Platforms, including which features are most used, which pages are visited, and how the platform performs. These insights help us improve your experience and optimize our rent-to-own tools and user journeys.

These analytics providers may collect information automatically using cookies, tags, scripts, and other technologies. They may include, but are not limited to:

  • Google Analytics

  • HubSpot Analytics

  • Amplitude

  • Webflow

  • Holistics

These tools may also record session replays, heat maps, and aggregated data for behavior analysis. Each provider has its own privacy practices. Please review their policies for details.

Cookies

“Cookies” are small data files placed on your browser or device that allow us to recognize your device and enhance your experience.

We use cookies to:

  • Remember you between sessions

  • Personalize content and listing recommendations

  • Speed up platform load times

  • Track usage data and preferences

  • Maintain secure sessions and login states

  • Facilitate chat and support Platforms

  • Offer targeted advertising based on behavior and interests

Some cookies are “session cookies” (removed when you close your browser), while others are “persistent cookies” (stored longer to remember preferences or logins). You can disable or manage cookies through your browser settings, but some functionality may be affected.

Third-party Cookies:
Other websites linked through the Site may use their own cookies. Renterlyst does not control third-party cookie usage and is not responsible for their practices. Please review any third-party privacy policies before engaging with external Platforms.

Log Information

Our servers automatically collect certain information when you access the Platform. This includes:

  • IP address

  • Browser type and version

  • Pages visited and actions taken

  • Duration of visits

  • Device type and OS

  • Referring websites or search engines

  • Timestamp and location data (if permitted)

We may also collect similar data from email links or communications to track engagement and effectiveness of our outreach.

Pixels (Web Beacons)

Renterlyst uses tracking pixels (also known as web beacons) to understand user activity across websites, emails, and ads. These small pieces of code may be embedded in our Site, emails, or third-party platforms to help us:

  • Know which pages or listings were visited

  • Track time spent on pages

  • Monitor clicks on ads or featured listings

  • Measure engagement with emails

  • Deliver targeted marketing content

Pixels may also help set or read cookies and associate behavior with a particular browser/device. We may integrate pixels from trusted external platforms to facilitate remarketing, analytics, or conversion tracking.

Heat Mapping

We may use heat mapping tools to visualize aggregated user interactions—such as where users click, scroll, or pause on our Site. This helps us identify areas of interest, confusion, or drop-off, and continuously improve the usability of our rent-to-own flow.

Use of Analytical Data and Predictive Modeling

Renterlyst uses algorithms and AI-driven models (“AI Models”) to generate insights into user behavior and rent-to-own likelihood.

Our AI Models may use your personal information—including application data, engagement behavior, property interest, and public real estate records—to train predictive models and generate:

  • A Renterlyst Home Buyer Predictive Score: estimating the likelihood that you’ll transition from renter to homeowner within a set timeframe.

  • A Renterlyst Renter Score: calculated based on relevant data to inform property owners and agents of tenant suitability.

While these scores are intended to assist real estate professionals and enhance your experience, they are not guarantees of approval, nor substitutes for financial advice. We advise you not to rely solely on the accuracy of AI-generated scores when making financial decisions.

Disclosure & Opt-Out:
We may share these scores with landlords, agents, and sellers on our platform. If we do, you will have the right to opt-out of this processing to the extent required by applicable law. You may request exclusion by contacting us or using the opt-out feature on our home page.

Analytical Data

We collect and use your data (including behavioral and transactional data) to develop aggregated insights, system benchmarks, business intelligence, and statistical reports (collectively “Analytical Data”). You acknowledge and consent to Renterlyst using Analytical Data—including for commercial purposes, insights sharing, or business development.

Where required by law, we will allow you to opt-out of the use or sale of personal information within Analytical Data. To opt out, use the opt-out link on our homepage or email us at privacy@Renterlyst.com.

Location-Identifying Technologies

We may use technologies that collect your precise or approximate location, such as:

  • GPS

  • Bluetooth beacons

  • Geo-fencing

  • IP-based detection

  • Device-level location permissions

These are used to tailor the Platform to your location, such as by showing nearby listings, confirming jurisdiction-specific forms, or detecting fraud.

You can disable location access at the device level, but doing so may impact your ability to fully use certain features.

In-App Tracking Methods

Our mobile apps and web-based tools may use in-app tracking technologies including:

  • Mobile ad IDs

  • SDKs (Software Development Kits)

  • Device-level analytics

These help us deliver features like personalized alerts, in-app messaging, and targeted mobile ads. This data is not controlled by browser settings and may persist across apps.

We may use in-app tracking in connection with third-party platforms such as Facebook, Google Ads, or TikTok for advertising and attribution.

4. Children’s Privacy

Renterlyst does not knowingly collect or solicit personal information from anyone under the age of 13. The Platform is intended for a general audience of adults aged 18 and over.

If we learn that we have collected data from a minor without parental consent, we will delete that information as quickly as possible. If you believe a child has submitted personal data to Renterlyst, please contact us at privacy@Renterlyst.com.

5. Targeted Advertising

We use advertising tools to improve your experience, including serving personalized ads on and off the Renterlyst platform. For instance, remarketing tools (e.g., Google Ads) help us re-engage users who previously visited our platform. These tools may include remarketing, re-engagement, or similar audience features.

We also use audience matching Platforms to connect with users who previously visited our platform or are in our databases. This may include providing hashed email addresses to advertising partners or embedding tracking pixels (e.g., Facebook pixel) to enable Custom Audiences.

Ad partners are required to provide opt-out mechanisms. Many participate in the Digital Advertising Alliance (DAA) and Network Advertising Initiative (NAI):

If you live in California, Colorado, Connecticut, Utah, or Virginia, you may have the right to opt-out of targeted advertising. Additional rights may be available based on your state. You can also opt out of any sale or sharing of personal data at any time by clicking the "Do Not Sell or Share My Personal Information" link on our homepage or contacting us at privacy@Renterlyst.com.

6. How We Share Your Information

We use and share your information to deliver our Platforms, complete transactions, answer customer Platform requests, and send communications about promotions or updates. This includes sharing personal data you provide, data we collect, and scores developed about you (e.g., Renterlyst Home Buyer Predictive Score or Renterlyst-calculated renter score) with authorized persons such as landlords, brokers, and real estate professionals.

We may share your information under the following circumstances:

Platform Fulfillment for Prospective Tenants: We share your personal data—including background and credit check results—with relevant parties (e.g., landlords, brokers, property managers) to facilitate rental transactions. This may include sharing scores and predictive analytics developed by Renterlyst. We do not disclose your information beyond what's stated in this policy.

DISCLAIMER: Renterlyst will not be liable for any use or misuse of your data by third parties with whom your personal information is shared according to this policy.

With Landlords, Property Owners, and Related Professionals: Your data, including any predictive scores, may be shared with real estate professionals to offer you relevant products or Platforms.

Legal and Safety Compliance We may disclose personal data to:

  • Comply with legal processes or law enforcement requests

  • Enforce our Terms of Platform

  • Prevent fraud or security threats

  • Protect the rights and safety of Renterlyst, its users, or others

Platform Providers: We may share data with third-party vendors who assist with credit checks, payment processing, or other backend Platforms. These providers are required to maintain confidentiality and data security.

Marketing and Advertising Vendors: We partner with marketing vendors and advertisers to analyze, store, and process user data for commercial use. These partners must comply with our privacy and security standards.

Affiliates: Your data may be shared with our affiliated companies for Platform delivery or operational purposes.

Business Transfers: In the event of a sale, merger, or acquisition, your information may be transferred as part of the transaction. Notice will be provided if required.

Partners and Co-Branded Platforms: We share data with business partners for joint marketing, co-branded offerings, or Platform distribution.

At Your Request or With Your Consent: We may share your data if you request it or give us explicit permission.

De-identified or Aggregated Data: We may share non-identifiable, aggregated information, unless otherwise prohibited by law.

Third-Party Websites and Social Media: Our platform may link to third-party websites. These sites have their own privacy policies. We are not responsible for how these external parties collect, use, or share your data.

If you engage with us on social media (e.g., tagging Renterlyst in posts), we may use your public references on our platform.

We recommend reviewing the privacy policies of any external sites you visit or interact with.

7. Your Rights and Choices Regarding Your Information

Control of Your Information

After creating an account on the Renterlyst platform, you may update or delete your personal information or modify your account preferences by accessing your user dashboard. If you choose to disable your account, we will retain your contact information and may retain other account details for a reasonable period to support customer Platform, account management, legal compliance, and fraud prevention.

Communication Preferences and Opt-Outs

If you no longer wish to receive marketing communications from us—such as newsletters, promotional emails, or offers—you may opt out by clicking the “unsubscribe” link in our emails or contacting us at privacy@Renterlyst.com.

To opt out of receiving text messages or phone calls:

  • For text messages, reply “STOP” or email privacy@Renterlyst.com with your request.

  • For calls, you can opt out during a call or by emailing us.

To stop receiving push notifications or in-app messages, adjust your app settings, disable notifications, or uninstall the Renterlyst app.

Note: You may still receive essential messages related to your account or ongoing rental activity (e.g., application status, rental screening updates, or platform functionality). These communications are required and cannot be unsubscribed from. Also, please note that any data collected for background screening purposes is exempt from the opt-out provisions of this Privacy Policy.

8. Data Storage and Security

We take the protection of your data seriously. Renterlyst uses physical, technical, and administrative safeguards—including encryption and data minimization—to help protect your information. However, no online platform can guarantee 100% security. Communications with customer Platform (via email or chat) should not include sensitive data. By using our Platforms, you acknowledge that data transmission carries inherent risks.

If your personal information is compromised due to a security breach, we will take reasonable steps to notify you and comply with applicable laws.

When registering, you’ll set a password to access your account. To change your password, log in, visit “My Profile,” and select “Change Password.” Renterlyst will never request your password or credit card details by email.

9. International Users

Renterlyst operates in the United States. If you access our platform from outside the U.S., your data may be transferred to, processed in, and stored in the U.S. or other jurisdictions. By using our Platforms, you consent to this transfer and acknowledge that local data protection laws may differ.

10. Your State Privacy Rights

Residents of Connecticut, Colorado, Utah, and Virginia

If you live in one of these states, you may have the right to:

  1. Confirm whether we are processing your personal data and access it

  2. Correct inaccurate information

  3. Delete personal information

  4. Obtain a portable copy of your data

  5. Opt out of targeted advertising, the sale of personal data, and (where applicable) profiling that produces legal or similarly significant effects

  6. Not be discriminated against for exercising these rights

To exercise these rights, email us at privacy@Renterlyst.com or, where required by law, use our homepage opt-out link. We may verify your identity before responding. Please note: background screening data is exempt from opt-out rights under applicable state laws.

Nevada Residents

Under Nevada law (NRS 603A.340), residents may opt out of the sale of certain personal information. A “sale” is defined as an exchange of personal data for monetary consideration to a third party. To submit a request or change your personal information, email us at privacy@Renterlyst.com.

California Residents (CCPA)

If you’re a California resident, the California Consumer Privacy Act (CCPA) gives you the right to:

  1. Know what personal data we've collected, where it came from, why we collected it, and who we’ve shared it with

  2. Request deletion of your personal data, with certain exceptions

  3. Correct inaccurate personal information

  4. Opt out of the sale or sharing of your personal information

  5. Limit the use of sensitive personal information, where applicable

  6. Not be discriminated against for exercising your rights

8. Audio, Electronic, Visual, and Similar Information

To improve Platform quality, resolve inquiries, and support development of features and responses via third-party vendors.

9. Professional or Employment-Related Information

To operate the Platform, verify users, and manage job applications.

10. Education Information (as defined by FERPA)

We generally do not collect this information unless it is voluntarily submitted in connection with a job application.

Please note: these scores are based on AI models and may not reflect factual accuracy. Do not rely on them as verified information.

12. Sensitive Personal Information

Purpose of Collection:
To verify identity, assess creditworthiness, and support eligibility for renting.

  • Information you provide

  • Banks/credit unions (not for marketing)

  • Collection agencies (not for marketing)

  • Credit bureaus like TransUnion (not for marketing)

Please note: Any information collected under the Fair Credit Reporting Act (FCRA) is exempt from CCPA requirements.

Retention of Personal Information

We retain your personal information for as long as needed to fulfill the purposes outlined above or as required by law. Specifically:

  • Active Users: Personal information is retained while your account remains active.

  • Inactive or Deleted Accounts: We may retain your data for compliance purposes or as required by third-party property professionals (e.g., landlords, property managers, leasing agents) for their own recordkeeping and legal obligations.

Sharing, Sale, and Disclosure of Personal Information to Third Parties

In the past 12 months, we have shared the following categories of personal information with social media platforms and digital advertising providers for the purpose of delivering targeted or cross-context behavioral advertising based on your preferences and interests related to the Renterlyst platform and rent-to-own properties: names and email addresses.

We have also disclosed personal information to property owners, property managers, leasing agents, real estate professionals, and sub-lessors for the purpose of assessing your interest in properties, determining your creditworthiness and eligibility for rent-to-own agreements, and processing your application. The categories disclosed include identifiers, information described in Section 1798.80(e) of the California Civil Code, professional or employment-related information, and credit report data.

Your Rights Under the CCPA

Notice of Right to Opt-Out of Sale or Sharing of Your Personal Information

California consumers have the right to request that a business disclose what personal information it collects, shares, or sells, as well as the third parties involved and the business or commercial purpose. Sharing includes the use of personal information for cross-context behavioral advertising.

Consumers also have the right to opt out of the sale or sharing of their personal information.

Renterlyst does not sell your personal information in exchange for money. We only disclose your information to property professionals as part of the Platform you request through the platform. We believe this disclosure does not qualify as a “sale” under the CCPA. However, in the future, Renterlyst may offer products such as predictive scores or refer you to third-party platforms, and some of those activities may be considered a “sale” under the CCPA.

We also engage with advertising platforms like Google or Meta to help improve your ad experience. These Platforms may use your personal information for cross-context behavioral advertising. Though commonplace, this activity may fall under the CCPA’s definition of “sale” or “sharing.”

To respect your rights, Renterlyst offers an opt-out from the sale or sharing of personal information. You may opt out at any time by clicking the “Do Not Sell or Share My Personal Information” link on our homepage or by emailing us at: privacy@Renterlyst.com. We also honor opt-out preference signals in compliance with CCPA regulations.

We do not knowingly sell or share the personal information of individuals under 16 years of age. Note: Any background screening information is exempt from CCPA opt-out provisions.

Right to Know

You have the right to request the following information from Renterlyst:

To exercise your right to know:

We’ll confirm your request within 10 business days and respond within 45 days. If additional time is needed, we will inform you during that initial 45-day period and may take up to 90 days in total. You may request this information twice in a 12-month period.

Right to Correct

If your personal information is inaccurate, you may request that we correct it.

To request a correction:

We will verify your request and may ask for documentation to support the correction. You will receive a response within 45 days. If more time is needed, we will notify you accordingly (up to a total of 90 days).

Right to Deletion

You have the right to request deletion of your personal information, unless an exception applies. For instance, we may retain information to:

  • Complete a transaction or Platform;

  • Comply with legal obligations;

  • Prevent fraud or illegal activity;

  • Ensure internal quality and functionality of Platforms.

To exercise your right to deletion:

We follow a two-step process for non-account holders, where we will ask you to confirm deletion after your initial request. We’ll respond within 45 days, and if your request falls under an exception, we will inform you.

Right to Limit Use and Disclosure of Sensitive Personal Information

Under the CCPA, if sensitive personal information is used for purposes beyond essential business needs, you may request limits on its use. However, Renterlyst does not use or disclose sensitive personal information for non-essential purposes beyond those listed below:

  • Performing Platforms;

  • Detecting security incidents;

  • Preventing illegal activity or fraud;

  • Ensuring physical safety;

  • Transient use;

  • Providing requested Platforms or fulfilling orders;

  • Improving or verifying the quality of our platform.

Therefore, we do not currently offer a right to limit use or disclosure, as the regulation does not apply.

Right to Non-Discrimination

You will not be denied Platforms, charged different prices, or otherwise discriminated against for exercising any of your privacy rights.

Authorized Agent

You may designate an authorized agent to make requests on your behalf. We may require verification from you directly unless the agent has a valid power of attorney. For more information, please contact us at privacy@Renterlyst.com.

Client-Provided Data

If we process your information as a Platform provider on behalf of a Renterlyst client (e.g., a property manager or agent), you may need to contact them directly to exercise your CCPA rights. If you contact us, please identify the client, and we will coordinate the response with them, unless we are legally required to respond ourselves.

California Privacy Rights - Shine The Light Act

California's Shine the Light law gives California residents the right to request, once per year, information about what personal information a business has shared with third parties for direct marketing purposes. Upon request, businesses must disclose the categories of personal information shared and the names and addresses of the third parties who received it.

California residents may request:

  1. A list of categories of personal information disclosed to third parties for their direct marketing; and

  2. A list of those third parties.

To request this information, email privacy@Renterlyst.com and include “California Shine the Light Request” in the subject line. We may ask for additional information to verify your identity. We are only required to respond to one such request per calendar year.

Changes to This Privacy Policy

Renterlyst may update this Privacy Policy as laws, Platforms, or standards evolve. We will post updates to this page. If changes materially affect your rights, we will provide additional notice (e.g., email or in-platform notification). If you disagree with changes, you may close your account and discontinue use of the platform.
